Real stories from years of walking into Florida homes, listening closely, and noticing the small things before they become expensive problems.
People often ask me how I know when something in a house doesn't seem right. The honest answer is that I usually can't explain it in one sentence. It isn't luck, and it certainly isn't something I learned from a few YouTube videos.
Some things you can learn from a book or in a classroom. Other lessons only come from living them — making mistakes, solving problems, and seeing the same situations often enough that the small clues start to stand out.
After years of repairing, remodeling, managing, watching over, and simply living with homes, you begin to recognize when something has changed. Not because every clue means there is a problem, but because every problem has a beginning.
These stories are about those beginnings: real situations, small clues, things that went wrong, and lessons learned from years of working with Florida homes. Some had happy endings. Some didn't. Every one taught me something.
