What We Check, Visit After Visit
I walk every inch of the property, inside and out, paying attention to the small changes that tell me something's different — not hunting for problems, just noticing when something isn't quite right. It's the same eye I used for years as a contractor, aimed at somebody else's house now.
Security & Entry Checks
I check every door, window, and lock for signs of forced entry, and make sure the house is locked up before I leave.
Plumbing & Visible Leak Checks
I check under sinks, near the water heater, and around toilets and washing machine hoses — where a slow leak shows up first.
HVAC & Humidity Observations
I confirm the system's running, listen for anything that sounds off, and check the air inside — humidity is what actually damages a Florida home left shut up.
Pool & Irrigation Observations
I check the water level and clarity, listen to the equipment, and make sure the irrigation is running on schedule.
Pest & Moisture Warning Signs
Droppings, torn screens, soft or discolored wood, a musty smell — the early signs that are easy to miss if you're not looking for them on purpose.
Mail, Flyers & Exterior Appearance
I clear anything piling up at the door and check how the property looks from the street — a lived-in look keeps a house safer.
Post-Storm Observations
After a storm comes through, your property moves to the top of my list so anything storm-related gets caught right away, not weeks later.
Photos & Communication
You'll get photos from the visit and a plain explanation of anything worth knowing — no jargon, no filler.
What you can expect: I'm not a licensed home inspector, and a home watch visit isn't a technical inspection, licensed HVAC or plumbing work, pest treatment, or a repair. I tell you exactly what I see, in plain language, and if something needs a licensed professional, I'll say so and can point you to someone good — you deal with that person directly, on your own terms.

What Happens After Every Visit
Most visits are uneventful — and that's exactly what you want. Usually that means a quick text with a few photos: everything looks good.
If I notice something important, I contact you while I'm still at the property whenever I can, so we can decide together what makes the most sense.
No long reports. Just the truth, quickly.

Why did my filter get dirty so fast?
There isn't one universal filter schedule. Pets, occupancy, open doors, construction dust, fan runtime, and filter type can all change how quickly a filter loads up — it's one of the small things I keep an eye on during a visit.

Home Watch, Explained
No. I'm not a licensed home inspector, and a home watch visit isn't a licensed inspection. I tell you what I actually see, in plain language, and point you to a licensed professional when something needs one.
No. I don't do repairs, licensed HVAC or plumbing work, or pest treatment. If I notice something that needs attention, I'll photograph it, tell you plainly what I saw, and can point you to someone good if you want a recommendation — but that arrangement is between you and them.
It depends on the home and the time of year — reach out and we'll work out a schedule that fits your property.
