About Us
Owned & Operated by Christina & Carsten Kalkmann
Hi, I'm Carsten. Christina and I run CK Home Watch together.
Why We Started CK Home Watch
Construction, remodeling, repairs, and property management have been part of my life for more than 35 years. After Christina and I moved to Cape Coral more than 20 years ago, I continued building, remodeling, investing in, repairing, and caring for homes throughout Southwest Florida.
Together, we've built, remodeled, repaired, managed, invested in, or cared for well over 130 homes and properties. Every one of them has taught us something different.
Construction teaches you how a home is built. Experience teaches you when something doesn't look right.
Christina brings decades of real estate experience. She understands what homeowners worry about just as well as I understand what a house is telling me.
We intentionally keep our client list small so every Home Watch visit is done personally by one of us. We'd rather build lasting relationships with a smaller number of homeowners than become a company built on volume.
How We Work
Judgment, Not Just a Visit
It's Actually Us
Christina and I do every visit ourselves, and we keep our client list small enough that it stays that way. You'll always know exactly who's walking through your house.
What Happens After Every Visit
Most visits end with a quick text and a few photos. If something needs your attention, I'll call and tell you plainly what I saw — no long reports, no filler.
Local Knowledge
Years of firsthand experience with Southwest Florida's humidity, salt air, storms, and how homes here are built.
Local Expertise You Can Rely On
We Live Here Too
We only do home watch. We've managed rental property before, so we know how much constant attention vacation rentals and tenant turnovers actually require — guest check-ins, cleaning turnovers, always being reachable. That's real work, done well by people who focus on it. We chose to put our attention entirely on seasonal and vacant homes instead, because it's what lets us give every homeowner the kind of steady, personal attention this business is built around.
Why I Do This
Why I Enjoy This Work
People sometimes ask why I enjoy this work. The honest answer: I've always liked figuring out why things happen — not just what's broken, but why.
Decades of building, remodeling, and repairing homes turned that curiosity into a habit. I don't just walk through a house. I notice how it's behaving. A sound that's slightly off. A smell that wasn't there last time. The air feeling more humid than usual. A new stain. A garage door spring starting to rust.
Most of that isn't an emergency. It's a clue. Every home tells a story, and my job is noticing when the story changes.
That's not something a checklist teaches you. It's something you pick up over years of paying attention — and it's the part of this work I enjoy most.
Did You Know?
Why is there corrosion in my garage?
Humidity, coastal air, age, and long-term chemical exposure can all play a role. A bucket of chlorine tablets sitting in a hot garage for years is one possible contributing factor.
