Construction, remodeling, and property management have been part of my life for more than 35 years. Christina and I have called Cape Coral home for more than 20 of them. Construction teaches you how a home is built. Experience teaches you when something doesn't look right. A checklist only gives you the first one.

HVAC & Humidity Observations

I make sure the A/C is running and doing its job, and check how the air inside feels.

I check the water, listen to the equipment, and see if the irrigation is running on schedule.

Pest & Moisture Warning Signs

Droppings, soft wood, a musty smell — the early stuff most people miss.

Mail, Flyers & Exterior Appearance

I clear anything piling up at the door so your house doesn't look empty from the street.

Post-Storm Observations

Photos & Communication

Most visits end with a quick text: everything's fine. When it's not, I call before I leave.

What you can expect: I'm not a licensed home inspector, and a home watch visit isn't a technical inspection, licensed HVAC or plumbing work, pest treatment, or repair work. I'll tell you exactly what I see, in plain language, and if something needs a licensed professional, I'll say so — you deal with that person directly, on your own terms.

Most visits are uneventful — and that's exactly what you want.

Usually that means a quick text with a few photos: everything looks good. If I notice something important, I contact you while I'm still at the property whenever I can, so we can decide together what makes the most sense.

Why did my A/C suddenly shut off?

Sometimes the A/C itself isn't broken. A clogged condensate drain can trigger a safety float switch that shuts the system down before water overflows into the house.

Christina and I run CK Home Watch together. I've spent more than 35 years building, remodeling, and managing property — so when I walk through a house, I'm not just checking boxes. I know what it's supposed to look like, and I notice when it isn't. Christina's background is real estate — she understands what a homeowner worries about just as well as I understand what a house is telling me.
